Aleksandr Petrushin, CEO of Tothemoon, took part in the panel discussion “Real Estate, Rewired: From Tokenization to Smart Living” at REALTYon Expo Cyprus 2026,  on Thursday, 7 May 2026.

The discussion focused on how tokenization and smart technologies are changing the real estate market – one of the world’s largest but least liquid asset classes. Panelists discussed how blockchain can improve the way ownership interests are structured, distributed, and transferred, while existing legal frameworks continue to define property rights and investor protection.

Aleksandr brought a digital asset infrastructure perspective to the conversation, highlighting that tokenized real estate requires more than issuing property-backed tokens. For the market to develop, it needs compliant payment rails, investor onboarding, settlement infrastructure, custody models, and reliable data around the underlying assets.

The panel also explored the role of smart living technologies, including IoT sensors, AI-based energy management, predictive maintenance, digital access systems, and real-time building performance data. These tools can improve operational efficiency, support sustainability reporting, and give investors a clearer view of how real estate assets perform over time.

Dubai’s real estate tokenization initiatives were discussed as one of the leading examples of how regulated secondary markets can improve access and liquidity. Cyprus was also highlighted as a relevant European market, supported by EU regulation, international property demand, and a growing fintech ecosystem.
